There are 88 properties on the market in the twin cities of Larkspur and Corte Madera … of these 35 are in escrow … and of the 35, seven are short sales and two are foreclosures … distressed properties comprising approximately 25% of the inventory in escrow … for here and now one in four distressed is in the normal range for Marin County.
In the prior twelve months there were 16 distressed properties sold in the twin cities and of those the majority (ten) were foreclosures … some good news … the trend is toward short sales rather than foreclosure …
It is better to short sell rather than to go to foreclosure because
- There is less pain for the former homeowner.
- There is a smaller impact on home prices in the neighborhood when homes are sold short
- The buyer receives disclosures, the seller is active rather than passive

The least expensive sale was a 696 square foot condo on Pixley that sold for $195,000. Five of the 16 were condos …
The most expensive home sold was 67 Murray, a four bedroom, four bath 3000 square foot home which listed at $1.2M and sold for $539 per square foot at $1.6M. Deutsche Bank and Downey Savings had loans on this property.
