Short sales are gaining ground because homeowners and real estate agents are seeing the value of avoiding foreclosure. For example, two years ago in Mill Valley there were 30 bank-owned properties sold v 12 short sales. In the past 12 months there were 29 foreclosure homes sold v 23 short sales. Currently there are 11 Mill Valley foreclosures on the market v 26 short sales.
This trend toward short sales is occurring because the stress of a foreclosure is off the scales. While the stress of doing a short sale, even with a knowledgeable agent, is high, there is a difference: In doing a short sale you make choices, have some control on the process and are less at effect.
